    Fabulous

    The rooms were really nice and big with nice bathrooms. The staff was very helpful and the view was nice though the lake was slightly blocked by the houses infront

    Thought it could have been priced a little bit lower but overall very happy with the hotel

    The gym was good

    Very poor location, you need a car for this hotel. Its a family run place like Faulty Towers. The reception and other facilities are closed and locked during most of the day and all night. Its not a 3 star hotel, more like half a star, I went from hotel Britania Excelciour which is 3 star but I would give it 4 stars and only paid 50 euros a night, then to this Faulty Towers run hotel and paid 108 euros a night. Got ripped off.

    The best thing about my stay here, is that I hadn't booked for a week and luckily only had two nights booked in!

    It was awful, certainly not three star, would in my opinion only just scrape a one star. The room was extremely basic, we could have paid an extra 20 euros for a room with a lake view, this would have meant hanging over the balcony and using your imagination! To get to the hotel on foot from the ferry was an extremely steep winding road with no pavement. The reception was open when the man turned up, there was no hairdryer or full length mirror in the room, to find a hairdryer I had to ask the chef in the adjoining restaurant to ask the hotel man. I should think the room was last decorated in 1982 when the hotel opened, and the shower certainly didn't look as if it had been clenaed on a regular basis.

    Fabulous

    Small friendly relaxed atmosphere. The location was up on the hillside, but was quiet and peaceful. a 10/15 minute walk down to the lake(w/toddler in stroller). The room was basic but clean. Large enough for our family of 5 and all our luggage. Kids enjoyed the pool (even though it was a bit cold, kids don't seem to mind :) and we had drinks + gelato by the pool. The breakfast was good with the big cups of coffee and steamed milk. A high chair too! A good 3 night stay!

    Spacious, bright room with lovely big balcony. Lots of clothes space and plenty of hangers! Good for parking, but feel should have been included in Hotel price. Lovely little pool with very helpful & friendly manager, Antonello!

    No air-conditioning. Well over half of the "Lake view" was blocked by roof in front. Ten-minute walk to Menaggio was more like 20-25 mins, down steep, slippery, not-very-well lit steps. 11a.m. check-out was a bit of a rush, midday would be better.

    The location is good and the external catering for breakfast and bar is good.

    Hotel is not well maintainanced. Electrical plugs in the room were in bad conditions. Room furnitures were old and in bad conditions. Swiming pool in bad conditions. Everything looked without care and probably this Hotel has the worst staff you could ever imagine. Staff should have at least good manners and that did not happened at all. For sure I do/will not recommend this hotel to anyone. Even more I strongly suggest you taking away this Hotel for your list. No one deservs this experience. People use to trust Booked.net because they check the hotels they offer.

    View was excellent over the garda lake. Swimming pool was good. Service of restaurant very good. Friendly entrepreneur, client focussed and service minded.

    The beds for children (sleep sofa) are lacking comfort. Both in the morning and evening there was in most cases no warm running water, due to capacity issue.

    I didn't like hotel's spirit that we needed to pay extra from everything: parking, room with a balcony, wifi etc. We were the only guests in the hotel and instead of giving us a room with a balcony (which would have been good service during an off-season time), we needed to pay extra to get a balcony. We were told it costs 15 euros more to get a room with a balcony but in the end, it turned out to be 15 euros per night and we were charged more than discussed. Additionally, cleaning lady didn't seem to understand we didn't want her to get in and came to the room several times in the mornings. Also, the walls of the room were so thin, we woke up every morning when the owners started to get ready for the day. Overall, the hotel settings are ok, but as the service is so lousy (except the nice guy serving breakfast, who was great), I wouldn't recommend the place to others.

    Hotel is expensive and old , breakfast is poor, not so far to the city centre - 10 min. walking up the hill.
